I worked as a financial journalist in Sydney for eight years — at the AFR for three of them, then at a wires bureau covering banking and property — before relocating to Preston in 2019 with my partner. We’re a renter-to-first-home-buyer household and I write the inner-north property pieces I’ve spent years reading badly written versions of: every claim sourced, every comparison dated, every “up-and-coming” framing refused.

What I write about. The renter-to-first-home-buyer transition north of Bell Street in actual numbers — deposit, stamp duty, body corp, lender’s mortgage insurance, the whole grim arithmetic. Preston, Reservoir, Coburg, Brunswick West, and the misnamed “Northcote-adjacent” listings as 2026 reality. The five “up-and-coming” suburbs that didn’t, and the ones that quietly did. Why “the next Brunswick” is a phrase that should be banned from real-estate copy and what the data actually shows about Preston’s structural difference.

How I work. Every claim is sourced. Domain Quarterly Rental Reports, REIV bulletins, CoreLogic, ABS Census 2021, State Revenue Office stamp-duty calculators — all dated, all linked. I treat agent quotes as PR until verified independently. I do not run “five-suburbs-to-watch” listicles unless every suburb has at least two years of supporting data and I name the comparison metric. I refuse to write “up-and-coming” or “next big thing”. I do not consult for any agency, mortgage broker, or buyer’s agent.

Where you’ll find me. Preston since 2019. High Street between the Junction and the food trucks on a Saturday. Northcote Library on a wet Tuesday — I write best from a bad armchair. The 86 tram into the city, despite its many faults.

Conflicts of interest. None. My partner works in healthcare. I do not hold investment property and have not bought a primary residence yet. My previous employer (the AFR) had a now-concluded commercial relationship with property platforms; I have not been employed there since 2018 and disclose any references to AFR-published data.
